HENDERSON HARBOR — The Gill House Restaurant & Inn will be sold again, this time to the highest bidder.
The building, previously known as the Charter House Inn, Yankee Barbecue and Gill House Inn, will be sold in a public auction at 1 p.m. Sunday. The 1.1-acre lot has 225 feet of waterfront at 13565 Route 123.
Jeffrey L. Cohen, Fayetteville, who bought the property in 2004, said, "It needs a heart, and my heart couldn't be in it because I'm too busy."
Mr. Cohen also owns the Harbor View Marina adjacent to the inn, Lake Ontario Mariners marina on Military Road and another marina in Clayton.
The inn on Lake Ontario was built in 1813 as a resort hotel and was called the Frontier House. It was bought by Hugh H. Gill around the turn of the 20th century and renamed the Gill House.
Mr. Cohen was the third owner of the inn since it was sold at foreclosure auction in 1998. He purchased the restaurant and hotel from owner William J. Bush for $262,000 in 2004.
He said he fixed a crushed pipe from the building to the septic system. Other renovations were done in 2003. The inn has 11 units.
He leased it to Donna J. Ferguson and Tracy A. Forkey, who operated a barbecue-style restaurant there during summer 2004. Then Leo Valley ran the restaurant for two years.
After having the property on the real estate market for a while, Mr. Cohen decided to sell it in an auction.
"We believe it's got a huge potential," Mr. Cohen said. "All you need to do is look at it and talk to the locals."
